THE UK HOUSING SECTOR

The economic dynamic for housing is different from one country to the next. My impression is that the UK has more 'social housing' than the United States. In the United States the housing sector has trended to bigger and bigger houses at the expense of more affordable properties. The growth of homelessness in the United States is a national disgrace ... with little being done about it! The social and economic dynamics in the housing sector are very complex with most of the decision drivers in conflict. When I came across these reports from the UK, I was encouraged by the strategic character of the investment with a reasonable balance between viability as an investment and utility as a residence. Amy Ingham
Amy Ingham is a performance professional with significant experience designing and implementing performance systems and impact assessments at project, programme, organisational and governmental levels in the UK and internationally. I am driven by the belief that decision-making should be based on quality evidence of ‘what works’ and fascinated by what this involves – from defining what quality evidence looks like, to considering the drivers behind decision-making processes. I am committed to understanding and maximising social and sustainable impact for communities through policy implementation, investment, and development – and to giving those communities a voice in defining what that impact means to them. It’s been a privilege to lead the development of LGAH’s annual impact report for the second time. Lifting the hood on the approach and delivery of an investor with the potential to make a massive difference in bolstering affordable housing supply across the country has been both rewarding and insightful. A big thank you to The Good Economy team, including Andy Smith and Sakshi C., for their hard work and expertise, and to the LGAH team for their open and learning-oriented approach. The Good Economy We're proud to have completed our third independent social impact report on Legal & General Affordable Homes (LGAH). This report measures LGAH’s performance against its bespoke social impact framework, which sets out how it seeks to improve its impact on people, places and the wider housing market. Our assessment draws on a wide range of data sources to assess positive impact achieved as well as areas for improvement. This includes affordability analysis of LGAH rents and service charges, local housing needs analysis, site visits, stakeholder interviews, survey data analysis and document reviews. Overall, we found that LGAH is making continued strong progress against its twin aims of increasing the supply of affordable, sustainable housing and raising the service standards within the sector.
